Our shop has been using this product for years. Company is always there when we call them even for the last two years through covid. Our rv shop uses nothing else and we have tried all the products. what we like is that it does not require a primer like many of the other products. also one coat so that saves our customers money. Be sure you prep your roof properly. caulk any joints and around you ac and vents. reinforce your seams with tape and clean the roof good.

That has been the downfall of some installations regardless of type of product you use. If there is dirt or moisture it will not adhere period. This is Particularly true of aged epdm roof because over time they can retain a certain amount of water and you need to give them more time to dry. We actually use a moisture gauge to be 100% sure. Also give roof a good 48 hours to dry before you consider traveling

I have a 20+ year old EPDM roof on the back porch of my house and have never taken care of it properly. It was leaking and in need of serious help. I talked to a few roofing contractors who wanted several thousand dollars to replace the roof, which seemed extremely excessive. I searched the internet for repair options and EPDM Coatings was the website I kept coming back to.

I purchased the roof protect / cleaner, seam tape, and the liquid butyl rubber. I followed the application instructions and now I have a roof that looks like new and doesn't leak- for a fraction of the replacement cost. I am very pleased with this product- check out the before and after pics.

At first we were satisfied with the products that were sold to us by "Greg" who incidentally would not give his last name after we had a problem with the EPDM failing after only being installed 6 months ago, which was primed with Pro Flex primer, problem seams were addressed by butyl tape and other areas were caulked as he advised. What he did not tell us which is key component is to apply the Pro-Flex with Cork Powder. Proflex has the advantage of being able to be mixed with cork which makes a crack-filling thicker 'putty-like' material.

The use of Butyl tape is no longer necessary and even inferior in durability and much more expensive. Where Butyl tape would be about $1/lin. ft, Proflex+Cork can be used and the cost is closer to $ 0.50 / linear foot. By having the primer and filler made of the same chemistry, no incompatibilities can arise. Proflex + Cork can be applied to smooth edges, which are the first failure point of any coating, because as it settles, it will be thinner on any edge to a degree.

By using Proflex+Cork, all seams can be 'smoothed' so the top-coat of rubber which follows remains at the proper thickness for its intended 10 yr. life. Do not deal with EPDM Coatings, call or contact the manufacturer Pro Guard Coatings directly for another distributor other than EPDM Coatings who is only an unprofessional middle man. This was a $7,500 material order.

I talked to Greg there and told me I would need 6 gallons for my RV roof. I scrubbed the roof clean and left it to dry in the hot sun for a few hours. After one coat and letting it dry good enough to be able to stand on it in sock feet as I was told, which was overnight, I put on the second coat, again, on a completely dry surface that had been drying in the sun to almost midday.

I ended up only using 2 and 1/2 gallons putting it on with the 3/8 inch nap roller they recommend you use with the product. So I called him back and asked how many coats am I going to need to put on this thing. I said that it was going to be so thick that the first coats would never dry completely if I kept going to use up the six gallons that he said I needed to use.

He said that was probably good enough. On the phone I asked what was the life expectancy for this product and he said that they had customers out in Arizona that their roof looked great after 10 to 15 years. I coated my roof with this stuff about the 1st of June in 2019, I scrubbed it and cleaned it with Dawn and water the end of that year and it looked fine.

I scrubbed and cleaned it again in the spring of 2020 and it looked okay then. I got up there at the first of October of 2020 and the whole roof is cracked like a mud hole in the middle of the desert. So I called and talked to this guy Greg again, and I sent pictures of it and he sent them to their "engineer". They're trying to tell me that I either put it on over a wet surface or I put it on too thick.

The roof was bone dry in the hot sun when I put it on, and the guy said I would need 6 gallons for my roof and only ended up putting on 2 and a 1/2 gallons for the two coats that I put on the thing. And also, how did it take just over a year for the thing to start cracking now? This particular product doesn't last any longer then the stuff you get at your local hardware store or any other roof coating.

But as usual, another company who blames their customer for their product being inferior. Dont recommend this product. The first picture is right after I coated the RV with this product the first of June 2019. The others were taken in October of 2020. This is not mold, if you can zoom in on the pictures you'll see a crackle texture, almost like an alligator skin, that occurred during the summer of 2020.

Gentlemen the video we did turned out good except for the last 30 seconds sorry but i am also posting this to let everyone know that there are still companies out there that understand customer service. I am retired but I was in retail for 30 some years and I know the biz. It is easy to not give a customer your undivided attention at a store and even more easier to do it over the phone.

The staff there not only was extremely helpful but very knowledgeable of the product. they took their time to walk me through the process and the results are just great. Jim even took the time to tell me where i could purchased the eternabond tape even thought you guys did not sell that particular brand. It was like scene from miracle on 34th street and Santa sending Macy customers to Gimbles. Well I already send two people your way both who bought for the park my rv is in. I am sure there will be more.

We have been using their rvroofmagic for the past 7 years our rv shop will only use them. Solid product and we have never had a customer call back from one of our jobs. Also their skylight 911 product is really exceptional Cheers!

Overall great product. Customer service is 2nd to none. This is probably the 9th time our shop has used them. The rvroofmagic product is really great if you have a roof that needs the proflex primer because rvroofmagic alleviates the need for it. Happy rv'ing everyone!

As promised here is a picture of the finished project. Went on great we had our resident "jack of all trades" put it on. Product did exactly what your sales guys said it would. Once we get more money we will finish the other side.

Wanted to give a shout out to the customer service there. Our neighbor bought this last year and they both said it was the first time in 5 years their roof did not leak so my husband and I wanted to give it a try. We were thrilled with the attention your staff gave us and we must have called in 4 or 5 times the roof turned our great and we could not be more pleased. We already told three other people here about you guys!

Had used the liquid epdm on a portion of our warehouse two years ago and our company decided to finish the roof. It is a very good product in fact it took care of all our leaks just wish the freight company made good for one of the pails they damaged. The companies tech department was very good one of our staff members is a retired roofer so he was the key contact for asking questions etc

We were very pleasantly surprised with the product. We have tried over three other products over an 8 year time span and after a winter it leaked again. We applied the product over 25% of our roof the first year and then last year 50 %. This year we did the balance. The total square footage was just under 22,000. Overall we probably saved over $12,000 going with this product vs. others that required a primer and then 2 top coats.

Would highly suggest the liquid EPDM to anyone who wants to pay a little more upfront but will NOT have to worry about another roof leak. Their site is packed with info and some good videos. All in all VERY Pleased with the result!

Guys I wanted to get back with you regarding your product. First I want to say that I have never written a review before but felt inclined to do so in this situation. We had purchased some roofing sealant from you about $3000.00 worth. We received it within 4 days which was great but that is not the reason for this. I wanted to say how relieved we were with the overall service of your company.

I am not very knowledgeable of roof sealants and I must have called in 6-7 times and every time your sales department took the time to explain things to me in detail. Their patience is to be commended. After we started applying the product we had some additional questions and of course called in again and were helped as well. I am old school and it is quite refreshing in this day and age when every company wants to automate every portion of their business that you guys are there to answer questions and provide really great service; something missing quite frankly in this day and age.
