Commercial Roofing of Pittsburgh Commercial Industrial Roofing's energy efficient options can help make your facility more earth friendly. We are concerned about the environmental impact of our materials and roof systems.

A green roof, or roof top garden, is a vegetative layer grown on a rooftop. Green roofs provide shade and remove heat from the air through evapotranspiration, reducing temperatures of the roof surface and the surrounding air. On hot summer days, the surface temperature of a green roof can be cooler than the air temperature, whereas the surface of a conventional rooftop can be up to 90F (50 C) warmer.

Green roofs can be installed on a wide range of buildings, from industrial facilities to private residences. They can be as simple as a 2-inch covering of hardy groundcover or as complex as a fully accessible park complete with trees. Green roofs are becoming popular in the United States, with roughly 8.5 million square feet installed or in progress as of June 2008.

Benefits and Costs. In addition to mitigating urban heat islands, the benefits of green roofs include:

Reduced energy use: Green roofs absorb heat and act as insulators for buildings, reducing energy needed to provide cooling and heating.

This apartment building in Portland, Oregon, is among the 6 acres (24,300 m2) of green roofs in the city, as of 2007. Many roofs remain candidates to become green roofs. (Photo courtesy of Portland Bureau of Environmental Services).
Reduced air pollution and greenhouse gas emissions: By lowering air conditioning demand, green roofs can decrease the production of associated air pollution and greenhouse gas emissions. Vegetation can also remove air pollutants and greenhouse gas emissions through dry deposition and carbon sequestration and storage.

Improved human health and comfort: Green roofs, by reducing heat transfer through the building roof, can improve indoor comfort and lower heat stress associated with heat waves. Enhanced stormwater management and water quality: Green roofs can reduce and slow stormwater runoff in the urban environment; they also filter pollutants from rainfall. Improved quality of life: Green roofs can provide aesthetic value and habitat for many species. Estimated costs of installing a green roof start at $10 per square foot for simpler extensive roofing, and $25 per square foot for intensive roofs.3 Annual maintenance costs for either type of roof may range from $0.75 $1.50 per square foot.

While the initial costs of green roofs are higher than those of conventional materials, building owners can help offset the difference through reduced energy and stormwater management costs, and potentially by the longer lifespan of green roofs compared with conventional roofing materials.

Researchers and communities are beginning to perform detailed, full life-cycle analyses to determine the net benefits of green roofs. A University of Michigan study compared the expected costs of conventional roofs with the cost of a 21,000-square-foot (1,950 m2) green roof and all its benefits, such as stormwater management and improved public health from the absorption of nitrogen oxides. The green roof would cost $464,000 to install versus $335,000 for a conventional roof in 2006 dollars. However, over its lifetime, the green roof would save about $200,000. Nearly two-thirds of these savings would come from reduced energy needs for the building with the green roof.

Commercial Industrial Roofing's expertise with commercial and industrial roofing allows us to help you choose the appropriate roof solutions for your facilities. We have the ability and experience to furnish and install each of the primary roof systems.

THERMOPLASTIC (PVC, TPO and Fleece Back) Roofing
Lightweight, reinforced, highly reflective, light colored membrane. Highly resistant to chemical atmospheres, ozone, ultraviolet light, tears and extreme weather conditions. Exhibits excellent fire resistance and seam strength due to heat welding.

EPDM ROOFING
Lightweight, synthetic elastomer material. Resilient, tensile strength, elongation, resistant to ozone, ultraviolet light and ponding water.

SPRAYED POLYURETHANE FOAM
Sprayed on the roof as a liquid and adheres to most any properly prepared substrate. Dries quickly and forms a seamless monolithic waterproof barrier that can add both insulation and provide drain characteristics. Can provide for increased reflectivity, fire resistance, and various other attributes.

ROOF COATINGS
Coatings are used for roof surfacing, maintenance or repair, weatherability, reflectivity, ultraviolet light protection or aesthetics to enhance the performance of the installed roof system.

MODIFIED BITUMEN & BUILT-UP ROOFING
Modified Bitumen: Composed of either asphalt reinforced with polyester or fiberglass and, in some cases, with factory-applied surfacing. Installed typically in multiple layers, resistant to heavy traffic, puncture and tears.

Built-Up: Multiple layers of felts, fabrics or mats saturated with bitumen installed rooftop. Can be surfaced with gravel, mineral cap sheets or smooth weather resistant coatings. Ideal for resisting mechanical damage.

METAL ROOFS
Architectural and structural systems utilizing galvanized steel or aluminum. Custom panel sizes, profiles, colors and finished coatings are available. Long-term weatherability, low maintenance and aesthetic value.

I am the purcasing agent for North Side Medical Center (formerly North side hospital). Our roof was leaking over the cafeteria. I called five roofing companies to come out, evaluate our roof and make recommendations. All of the companies told me that the existing roof was shoy and it would have to be replaced. When I talked to Ray Vasel from Commercial Industrial Roofing, Inc. he told me that the roof couldnt be more than ten years old and that it was in good condition accept for a few minor flaws.

I hired Commercial Industrial Roofing in October of 2004. They made extesive roof repairs and put us on a yearly maintenance program. To this day the roof has been leak free and Commercial Industrial Roofing, Inc. saved us $42,000. It is assuring there are stil some honest and reliable people left in this world. Thank you for your honest assesment of our roof and for the fair price you gave us to take care of our roofing problems.
